Set on a private-feeling corner lot right in Saugerties Village, you can leave the car behind and walk to local restaurants, shops, cafés, and everything downtown has to offer. When you're ready to explore beyond the village, the Hudson River, Catskill Mountains, hiking, skiing, waterfalls, and some of the Hudson Valley's most loved destinations are all within easy reach. And when the craving for ice cream hits? Mickey’s Igloo 3 is right across the street - one of those little perks of staying right in the village.

We want your stay to be as relaxing and seamless as possible! Please review the following information before booking:

RESERVATION REQUIREMENTS
• A signed Rental Agreement is required for all reservations.
• A copy of a government-issued photo ID matching the name on the reservation is required.
• A $350 security hold (not a charge) will be scheduled 2 days prior to arrival and automatically released 3 days after departure if no damages are reported.
• Check-in instructions and your unique door code will be provided once all required items have been completed. Required items must be completed within 48 hours of booking.

HOUSE POLICIES
• The primary renter must be 25 years or older and present for the duration of the stay.
• Maximum occupancy is 6 guests.
• No parties, events, or third-party bookings.
• Quiet hours are 10:00 PM – 8:00 AM.
• This is a 100% smoke-free property, including cigarettes, cigars, vaping, and e-cigarettes.

DOGS
Up to 2 dogs are welcome with a $175 pet fee per dog, per stay. Dogs must be included on your reservation. We kindly ask that dogs remain off furniture and beds, are crated anytime they are left unattended, and that guests clean up after them outside.
Our backyard is fully fenced; however, please check that all gates are securely closed and inspect the yard before allowing your dog to roam freely. Wildlife and other animals are part of life in the Hudson Valley, and occasionally critters may dig beneath fencing. Guests remain responsible for supervising their pets at all times.
Larger dogs may be considered on a case-by-case basis—please contact us before booking. Guests are required to abide by all applicable state and local pet laws.

HOT TUB
The private hot tub is professionally serviced between guest stays and is available year-round. Please keep the cover secured when the hot tub is not in use and never sit or place objects on the cover.
Children must be supervised by an adult at all times. Glass is strictly prohibited in and around the hot tub. Guests use the hot tub at their own risk and are responsible for following all posted hot tub rules.

PARKING
Guest parking is available along the side street and directly in front of our garage. Please do not park in or block neighboring driveways. We appreciate your help in being considerate of our neighbors.

STAIRS & ACCESSIBILITY
Hudson Heritage House is a two-story historic home. All bedrooms and full bathrooms are located on the second floor and require stairs to access. A half bathroom is located on the first floor.

A NOTE ABOUT OUR HISTORIC HOME
Hudson Heritage House was built in 1908, and its history is part of what makes it special. Although the home has been thoughtfully renovated and updated, it is still a century-old house. You may notice the occasional squeak, creak, slightly uneven surface, or other charming quirk that comes with a home of its age. We hope you'll enjoy these little reminders of its history as much as we do.

WINTER WEATHER
Winter in the Hudson Valley and Catskills can bring snow, ice, and rapidly changing road conditions. Our walkways are professionally maintained, and our landscapers work to clear a path following snowfall. During active storms, please allow them time to safely reach the property, as they service multiple homes throughout the area.
Guests traveling during the winter should be comfortable driving in seasonal conditions and arrive with an appropriately equipped vehicle.

WEATHER & TRAVEL INSURANCE
Hudson Valley weather can be unpredictable throughout the year. Refunds cannot be provided for weather, snowstorms, road conditions, power outages, travel delays, or other circumstances beyond our control.
We strongly recommend purchasing travel insurance, especially "Cancel for Any Reason" coverage, to protect your vacation investment.

SECURITY CAMERAS
For the safety of our guests and property, exterior security cameras monitor the front and sides of the home. There are no cameras inside the home or overlooking private outdoor areas.
Exterior security cameras must remain unobstructed and operational at all times. Any attempt to disable, cover, unplug, or tamper with a camera may result in immediate cancellation of your stay without a refund. This includes tampering with the Wi-Fi equipment.

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $50.00 taxable cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Seventy-five percent (75.00%) of the total booking charges (less $50.00 taxable cancellation fee) will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $50.00 taxable cancellation fee) will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
